Greycoat: Proposed Renters Reform Bill Causes Pet Controversy

Greycoat specialists share information concerning the UK´s current housing trends. Introduced in the House of Commons in May 2023, the Renters Reform Bill underwent a third reading this week. The bill has undergone numerous amendments since its original reading.

The proposed rules on pet ownership caused great controversy among landlords. The bill carries provisions to protect renters from eviction without cause. Another provision aims to transform private rentals from fixed-time leases to rolling basis leases, Greycoat adds.

Landlords say the bill’s pet provisions will cause numerous problems, such as noise from barking and property damage to flats and gardens. Pets call about 57% of United Kingdom households home. Private landlords don’t want the  “right to request a pet” to pass, though.

According to a reliable and trusted Statista survey conducted for Leaders Roman Group (LRG), 9.81% of landlords view the pet request provision as positive for landlords. Conversely, 56% of landlords view it positively for tenants. Citing a study by The Animal Health Foundation, a representative of Greycoat Real Estate said pets and tenants would experience many rewards.

This, since keeping a pet results in eight health benefits, including lower blood pressure and lower risk of heart attack and stroke, Greycoat states. Landlords suggested adding pet insurance requirements to the bill before sending it to the House of Lords. That type of tenant-purchased insurance policy would protect their financial investment in the property in case of damage.
